Update on leasing transactions in QLD

From 22 April 2025 all leasing transactions in Queensland must be drafted using the new Form 7 Lease (version 7) and Form 20 – Lease Declaration.


We set out below the key dates released by Titles Queensland regarding the changes:


  1. 31 March 2025 - new Form 7 Lease (version 7) and Form 20 are released;

  2. 22 April 2025 – any previous version of the Form 7 Lease and any requisitions must include an executed copy of the Form 20 Lease Declaration; and 

  3. 22 April 2025 – Titles Queensland recommend that all outstanding leases drafted on the old version of the Form 7 (version 6) to be lodged prior to this date.



The Form 7 Lease and Form 20 – Lease Declarations are now available at the Titles website.


The older versions of the forms may still be used until further notice however it is recommended that the new forms are used for all drafting and lodgement purposes. 


The new Form 7 incorporates greater detail and changes the formatting of the form. We set out below the key changes to the new Form 7:


  1. Item 5 - Description of the Premises – greater details about the leased premises are required; 

  2. Item 7 – Lease Details – greater specificity about the details of the lease is required. 

  3. Item 9 – Previous Leases – statement from the Lessor confirming the details of any existing leases that may conflict with existing registered leases.

  4. Master sketches – the lodging party is no longer required to provide a master sketch showing all the leased areas. Previously, if a title has multiple leases, the Registrar General required a copy of the master sketch showing all the leased areas prior to lodgement of the leases.
